Property Management
Gran Canaria Sun Properties offers a property management service. This consists of providing a professional solution to home owners or landlords who need a company to look after or check on their property during their absence.
The service is available throughout the whole of the province of Las Palmas de Gran Canaria.
There are 3 types of service:
- Key holding
- Standard service
- Special service
If you request or need something other than the proposals offered, please don’t hesitate to contact us – we will find a solution.
Here is a brief summary of the way we work.
Service 1: Key holding (this is carried out between 8:00 and 15:00)
Service 2: Standard service
- Key holding
- Visits to the property (twice a month)
- Check and inspection of the property (dampness, infestations)
- Turning on the taps and cisterns
- Airing the property
- Checking post (scanning and emailing with the prior authorisation of the addressee)
- Checking on vehicles
- Monthly multimedia report with photos and video of the visits
- Extra inspection in the event of strong winds and rain
Please note: This service does not include cleaning of the house, garden or balcony. It does not include repairs. It does not include document processing. It does not include an inventory count.

PROPERTY SALES
Gran Canaria Sun Properties manages the sale of your properties from the start of the process to the end, when the deed of sale is signed at the notary’s office. Our area of coverage includes the whole of the province of Las Palmas de Gran Canaria.
Our experience tells us that in order for the sales process to be effective, every detail matters. That is why we are committed to knowing all of the important factors of your property, including the neighbourhood, estate and complex etc., to make things easier and to prospective buyers the right information.
We don’t think that simply advertising on internet portals is enough for a sale to happen; that’s why we take a good look and decide which sales strategy we're going to use for your property.
As well as that, we pay special attention to how we photograph your property, since a good image is everything!
From square one, we ask ourselves a few questions: Who might our buyer be? What nationality might be interested in the property? What could we do to the house to give it a more saleable image? These are some of the questions we use to kick start the sale process. We have some personalised marketing strategies.

PROPERTY RENTAL
Gran Canaria Sun Properties offers a property rental service from the beginning of the process until the contract is signed and the keys are handed over. We work with seasonal rentals and long-term property rentals. We also deal with business properties. Our area of coverage includes the whole of the province of Las Palmas de Gran Canaria.
Our experience tells us that in order for the rental process to be effective, every detail is important. That is why we are committed to finding out all of the important factors of your property, including its neighbourhood, estate and complex etc., to make things easier and to give prospective tenants all of the information.

RENOVATIONS
Gran Canaria Sun Properties offers a renovation service. Did you like a property, but you’re not sure how much it will cost to renovate and decorate? Or do you simply have a property that suffers from damp? Does it have some little defects that you want to fix? Do you want to change your bathroom? Changes to the kitchen?
A member of our team will visit the property and analyse the best option according to your needs and budget. We do anything from small repairs to large renovations.

HOME STAGING
Gran Canaria Sun Properties offers a Home Staging service. What is Home Staging? It is a set of techniques that are applied to a property to give it a more attractive appearance for prospective buyers or future tenants. Home staging literally means doing the house up like a theatre stage or set.
More specifically, home staging consists of:
- Depersonalising
- Tidying
- Clearing out
- Cleaning
- Repairing
- Organising and harmonising the space
We try to highlight the strong points and minimise the weaker points of a property. Therefore, it’s not a matter of hiding the defects, but fixing them. It’s not a case of decorating the house either, since decoration is something very personal, and when it comes to home staging, the aim is to turn the house into a neutral and welcoming place, where most visitors can feel comfortable.

PROPERTY VALUATION
Gran Canaria Sun Properties offers a property valuation service. Sometimes, in order to establish a sale price of a property, it’s not enough to just look at the appropriate market and get testimonies from the area.
That’s why we have this service through which, with the help of the experts we work with, we can get a valuation of the property, which gives us a close and appropriate sale price.
This report gives us an approximate price without the high cost of a full valuation.

FINANCE
Gran Canaria Sun Properties offers a finance service. In collaboration with the main Spanish credit bodies, we offer mortgage finance to all customers, whether you are a resident of Gran Canaria, Spain, or a foreign national.
For non-residents we offer a special mortgage product with high values, assistance in various languages, sales support and we facilitate the process.
ENERGY CERTIFICATION
Gran Canaria Sun Properties offers an energy certification service.
What is it and what is it for?
In Spain since 1 June 2013 it compulsory when buying or renting a property or premises.
The obligation to show the energy certificate is regulated in Spanish law by Royal Decree 235/2013. The rules on energy certification come from a European Directive that all member states have now enacted.
The responsibility to obtain this energy certificate falls on the owner of the property, who must obtain the certificate from a certified technician.
